That may stop water getting down there, but do you only use it in the dry, and never wash it? Also, it's 14yr old car, so chances are the motor will be wet...
The water permeates the outer layer of the roof, it then runs over the inner rubberised waterproofing layer, and is directed down into the drains, which is where the motor sits.

Pity the designers at BMW didn't have that revelation!Ducklakeview wrote: ↑Wed Jun 28, 2017 1:05 pm

I cover it every night and if I take it to work I cover it. the drain holes are they easy to get to.

I'd get it relocated to the boot - as Mike says, chances are its swimming in water already. Several members provide that service at very reasonable cost including Mikejayjay1971 wrote: ↑Wed Jun 28, 2017 2:02 pm I cover it every night and if I take it to work I cover it. the drain holes are they easy to get to.
The exit holes are here, there are bungs that you pull out to see how much water, sludge has collected over the years, but regardless of what comes out the motor can still be sitting in a puddle:

If the motor is currently working, the cost to get it moved to the boot and covered (doesn't take up any usable space) is £80 including an oil top up. Takes about 35 mins.

I live in Southampton , and drove up to mike (ducklakeview) , also had my aircon regassed, all for less than £150 and a day out , well worth it
I had seen quotes of around £500 - think it was well worth the day out
