Loft Conversion Costs

Does anyone have any experience with loft conversion costs?

Putting a dormer on my end of terrace 7m wide by 3m deep.

No idea what kind of cost I should be looking at for building the shell, flooring, plastering, stairs, fire proofing, insulation, electrics, heating, etc, etc

Any advice appreciated :thumbsup:

I had a rough quote for a similar conversion...

Around £30k was the estimate....Although we where going to have the bathroom in the loft..

Depends if hip to gable end, or not, and what size in terms of volume. Happy to help or advise if you need it.

Anything between £25 and £40

Nice one,

We decided against it in the end....

Mainly due to all the fire regs,and having to have ugly fire doors on places we didnt want them..

Ok so the hip to gable end conversion was done as part of the construction while we were raising the roof.. got to look into the fire doors.

But most people add fire doors for the building regs sign off and then remove them

Think my dads cost over 30k from what I can remember. Looks lovely though. Well worth the money just for the value added to the house.

Are they required if you have a full proper staircase and large windows (2m x 1m)?

Yes they are...you need a turn in the stairs as it reaches the top into the loft....you can remove the door afterwards but obviously the turn in the stairs will remain.....

From what i remember you need to offer a safe "corridor" from the 3rd floor down..

We where told that all fire doors need fire door casings too...and the cost of the doors needed for us (4 IIRC) was ridiculous.... The ones that looked half decent with glazing where around £1000 each fitted...

And being honest,even the nicest ones where awful..

Cool, I shall have the turn and I can also have the door (probably will keep it too) depending on where the stairs end up!!

So thus far I have the dormer built, all beams are done, waiting on the windows, left to do is all the internal work.. £7k I was quoted for the shell and £20k for the internals.
